- Periodic interior inspections with photo reports; move-in and move-out condition reports
- Security deposit handling, itemization and return within Virginia's 45-day window
- Condo and HOA coordination: move-in scheduling, lease registration, rule compliance
- Virginia-compliant notices, and court appearances on your behalf in the rare case they're needed
How we screen tenants
- Credit report and score with tradeline review, not just a number
- Income verification at 3× rent with pay stubs or offer letter, plus employer confirmation
- Eviction and criminal history searches, applied consistently under Fair Housing rules
- Prior-landlord references with the questions that actually predict a good tenancy
- Government ID verification and in-person or video showing before any application is accepted
What it costs
- A flat percentage of collected rent — you don't pay on a vacant month
- A leasing fee when we place a new tenant, which covers photography, marketing and screening
- No markup on vendor invoices; you see the real bill
- No long-term contract — month to month, 30 days' notice either way
Common questions
Do you manage furnished or short-term rentals?
We manage furnished units on leases of 30 days or longer — corporate and relocation tenants are common near the Pentagon, Crystal City and National Landing. We don't operate nightly short-term rentals.
Who holds the security deposit?
Deposits are held in a dedicated escrow account as Virginia requires, itemized at move-out, and returned within 45 days with the accounting the law calls for.
What if my current tenant is already in place?
We take over mid-lease regularly. We introduce ourselves to the tenant, move them onto the portal, and collect records and keys from you or your previous manager.
How do you handle maintenance under a certain amount?
You set a spending limit — many owners choose $300–$500 — under which we dispatch repairs without calling you. Above it, we send the quote and wait for your approval unless it's an emergency.
